Office Hours, News, & Updates

Tracy Lenz, PE, CMA

Certified Minerals Appraiser and Professional Engineer

In this livestream, I walked through how we value minerals, how to trace ownership, and provided an in-depth overview of U.S. basins — from the Permian to the Eagle Ford. We also discussed title research and answered mineral-owner questions.

Join us live each week for our free Office Hours (YouTube, Tuesdays @ noon central), or catch the replay below:

Mineral Value Under an Odessa Home

Q (07:59 – 08:19): How do I research and value minerals under a house?
A: Review the deed’s legal description. Surface ownership and mineral ownership can be severed. Check county records and abstracts.

  • I explained our valuation platform, similar to Zillow or Kelley Blue Book, but for minerals, and walked through the full example.

  • We reviewed how to chain title back through county records, deeds, and abstracts to confirm mineral ownership.

  • I demonstrated how our platform maps value-per-acre across tracts to give owners a ballpark understanding of potential worth.

U.S. Basin Overviews (17:19 – 18:24, 38:10 – 47:38, 54:07 – 54:29)

Q (42:49 – 43:20): What exactly is a sedimentary basin?
A: It’s where sediments from ancient seas or bodies of water collected over millions of years, compacting into really great sponges that have pores that can hold hydrocarbons. These basins tend to have several thousand feet of layered rock that have reservoir potential, making oil and gas production activity and value centered around those basins.

I zoomed out to show the geologic framework of U.S. sedimentary basins, where hydrocarbons accumulate.

  • Midland Basin: Bean-shaped, east side of the Permian. High production areas (purple zones) drive much of today’s growth.

  • Delaware Basin: To the west, paired with Midland, together making up the Permian.

  • Central Basin Platform: Sits between Midland and Delaware, forming a butterfly shape.

  • Sedimentary Basins (42:14 – 43:20): Explained how ancient seas and reefs formed today’s reservoirs.

  • Eagle Ford (47:29): Major South Texas shale play.

  • Appalachian (Marcellus/Utica): Mentioned as key eastern gas producers.

October Commodity Price Update (1:13:30 – 1:15:30)

At the end of the session, I mentioned our October pricing update:

  • Oil: October prices are slightly down compared to prior months.

  • Gas: Holding pretty steady vs last month's forecast

  • Updates: I’ll continue to publish month-over-month comparisons in our internal models and make major updates available as we refine them.
