Large Appraisal: 15 Counties Across Texas & Oklahoma
Request:
- Client inherited a large and varied mineral position and needed an appraisal for state inheritance tax calculation.
- Client also received numerous purchase offers and wanted guidance on market value (identifying good offers & low offers), considerations for selling, and considerations for keeping.
- Client also was not receiving royalty payments for all producing wells on the property and needed assistance with suspense fund recovery and title requirements for operators to resume payments.
Results: Pecan Tree worked with client to meet tax deadline and provided:
- Formal letter and 222-page detailed report outlining market value of minerals (as of the date of inheritance) with complete support and credentials for tax purposes.
- Detailed review and forecast of each of the 114 wells in the portfolio.
- Several maps of the acreage, relating each parcel deeded to the client with a specific plot of land.
- Identification of key reservoirs in each area
- Gross mineral acres in each parcel
- Net mineral acres in each parcel
- Specific type of mineral interest deeded
- Unofficial copies of key deeds explaining ownership type and source from public county records
- Operators of the producing wells
- Operators of the permitted wells
- Review of offers
- Phone call reviewing results with client and answering remaining oil & gas questions
